Service Agreement — Launch Package
30% commission · Unfurnished properties · Full on-site management
1. Scope of Services
Meridian Assets Group LLC ("Meridian") agrees to provide full-service short-term rental setup and ongoing management. Services include furnishing coordination, professional photography, STR certification guidance, listing creation, AI-powered dynamic pricing, multi-channel calendar management, guest communications, check-in/check-out coordination, and on-site quality assurance.
2. Commission & Compensation
Meridian earns 30% of gross rental income per reservation. Commission is deducted prior to disbursement. No commission is charged during vacancy periods. Owner receives net income via ACH disbursement on a [bi-weekly / monthly] schedule.
3. Owner-Owned Assets
All furnishings, photography, and setup investments are paid for and owned exclusively by the property owner. Meridian does not retain any ownership interest in physical assets. Costs are scoped and approved by Owner prior to any purchase.
4. Technology & Reporting
Owner receives access to a live homeowner dashboard with real-time occupancy, revenue, and booking data. Meridian uses professional dynamic pricing software (PriceLabs or Wheelhouse) to optimize nightly rates.
5. Term & Termination
Agreement is month-to-month. Either party may terminate with 30 days written notice. All platform accounts and listing assets transfer to Owner upon termination.
6. Liability
Meridian is not liable for acts of guests, force majeure events, or damages not covered by the platform's host guarantee or Owner's insurance. Owner should maintain appropriate STR property insurance.

Service Agreement — Prestige Package
20% commission · Furnished properties · Full ongoing management
1. Scope of Services
Meridian agrees to provide comprehensive ongoing management for a furnished, listing-ready property. Services include listing creation and optimization, AI-powered dynamic pricing, multi-platform channel management, guest check-in/check-out, full guest communication, cleaning and maintenance vendor coordination, post-stay inspections, and performance reporting.
2. Commission & Compensation
Meridian earns 20% of gross rental income per completed reservation. Cleaning fees collected from guests are passed through to cleaning vendors and are not subject to commission unless bundled into the base nightly rate.
3. Technology & Reporting
Owner receives access to a real-time homeowner dashboard with booking history, revenue tracking, occupancy analytics, and upcoming calendar. Meridian uses enterprise-grade dynamic pricing platforms to continuously optimize rates against market demand.
4. Vendor Coordination
Meridian coordinates, schedules, and quality-checks all cleaning and maintenance vendors. Vendor costs are passed through at cost with no markup. Owner approval is required for any maintenance expense exceeding $[threshold].
5. Term & Termination
Agreement runs month-to-month. Either party may terminate with 30 days written notice. All accounts, listings, and assets remain the property of the Owner upon termination.
6. Liability
Meridian is not responsible for guest damage beyond normal wear and tear or events outside reasonable control. Owner is responsible for maintaining valid STR permits and appropriate insurance coverage.

Service Agreement — Essentials Package
10% commission · Income only · 100% remote co-hosting
1. Scope of Services
Meridian agrees to provide remote co-hosting and strategic management services. This is an online-only service. Services include remote account and calendar management, listing performance optimization, pricing guidance using professional tools, escalation support for guest issues, and monthly performance dashboard reporting.
2. Commission & Compensation
Meridian earns 10% of gross rental income only. No platform fees, setup fees, or retainer charges. Commission applies solely to confirmed, completed reservations. Owner is responsible for all on-site operations, cleaning, and vendor coordination.
3. Owner Responsibilities
The Owner is responsible for all on-site management including guest check-in/check-out, cleaning, maintenance, and any physical presence required at the property. Meridian's role is limited to remote strategy and digital management.
4. Technology & Reporting
Owner receives access to a shared performance dashboard updated monthly. Meridian provides pricing recommendations using professional dynamic pricing intelligence tools calibrated to your local market.
5. Term & Termination
Agreement is month-to-month. Either party may terminate with 14 days written notice. All platform access and listing ownership remain with the Owner at all times.
6. Limitation of Services
Meridian does not guarantee on-site response or physical intervention under this package. Meridian is not liable for on-site incidents, property damage, or guest disputes requiring in-person resolution.
