Getting Started
Not at all. Our Meridian Launch package is designed specifically for homeowners starting from scratch with an unfurnished property. We coordinate all furnishing sourcing, professional photography, STR certification, and listing setup — entirely on site. Furnishing costs are owner-paid and become your owned assets.
Short-term rental (STR) certification requirements vary by Texas city and municipality. Many areas require a permit or license to legally operate. Meridian guides you through the entire certification process — from identifying what your specific city requires to completing all paperwork. We handle the complexity so you don't have to figure it out alone.
For a furnished property (Meridian Prestige), we can typically have your listing live within 1–2 weeks of onboarding. For an unfurnished property (Meridian Launch), the timeline depends on furnishing and certification, but we work efficiently to get you earning as quickly as possible.
Commissions & Fees
Our commission is always a percentage of rental income only — never on furnishing costs, photography, or other owner investments. Rates are: 30% for Meridian Launch (unfurnished, full setup), 20% for Meridian Prestige (furnished, full management), and 10% for Meridian Essentials (online co-hosting). We only earn when you earn.
No. Meridian operates with full transparency. Our commission is the only fee we charge. For the Launch package, furnishing and photography are owner-paid expenses — but these are investments you own outright, not fees paid to us.
You do — 100%. All furnishings sourced and all professional photos taken for your property belong entirely to you as the owner. These are your assets. If you ever decide to transition away from STR management, everything stays with you and your property.
Day-to-Day Management
With Meridian Launch or Prestige — absolutely not. We handle all guest communication, check-in and check-out, issue resolution, and ongoing stays. Your phone stays quiet. You simply receive your income.
We use professional dynamic pricing tools combined with manual market analysis to set nightly rates that maximize occupancy and revenue. You'll always be informed, and we discuss any significant pricing strategy shifts with you.
We coordinate all maintenance and repairs through our vetted vendor network. For minor issues, we handle them immediately. For larger repairs, we notify you, get your approval, and manage the entire process. Post-stay inspections catch issues early.
Which Package Is Right For Me
Meridian Launch is built for you. We handle furnishing coordination, professional photography, STR certification, listing creation, pricing, and ongoing full management — all from scratch at 30% commission.
Meridian Prestige is ideal. We step in from day one with listing creation, dynamic pricing, guest management, cleaning coordination, maintenance, and inspections — all at 20% commission.
Yes — Meridian Essentials is our online co-hosting package at just 10% of income. We handle remote co-hosting, calendar optimization, listing performance, pricing guidance, issue escalation support, and monthly reporting.
